ScopeHawk (“ScopeHawk,” “we,” “us,” or “our”) provides commercial roofing lead intelligence to authenticated users. This Privacy Policy explains what information we collect, how we use it, how we share it, and the choices you have. By creating an account or using the Service, you agree to the practices described here.
2. Information we collect
2.1 Information you provide directly
- Account information. Email address, hashed password, and name when you create an account.
- Search inputs. Commercial property addresses, parcel identifiers, and other lookup criteria you submit.
- Support and contact. Information you send when you email us or fill out the contact form.
2.2 Information collected automatically
- Usage data. Search history, reports generated, timestamps, IP addresses, and session activity for security and service improvement.
- Device and browser data. Browser type, operating system, and general device information sent by your browser.
- Cookies and session tokens. Authentication cookies required to keep you signed in. We do not use third-party advertising trackers.
2.3 Information from third-party data sources
To generate property briefings, we query authoritative public and commercial data sources, including property records, aerial imagery archives, weather and storm databases, corporate filings, permit registries, and business contact-enrichment services. The data returned may include property ownership chains, registered business entities, officer names, and professional contact information for individuals associated with commercial properties. This information is sourced from records that are either publicly available or licensed under commercial agreements.
3. How we use information
- To generate, store, and deliver property reports you request.
- To authenticate users, secure accounts, and prevent abuse.
- To maintain audit logs, monitor system health, and improve report quality.
- To respond to your requests, provide customer support, and send service-related communications.
- To comply with legal obligations, enforce our Terms of Use, and protect the rights, property, or safety of ScopeHawk and our users.
4. How we share information
We do not sell your personal information. We share information only:
- With service providers that host, operate, or support the Service (cloud infrastructure, database providers, error monitoring, AI synthesis providers), bound by confidentiality and data-protection terms.
- With third-party data sources when we transmit search inputs (e.g., a property address) to receive a response.
- For legal reasons, when required by applicable law, subpoena, court order, or government request, or to protect our rights and the safety of others.
- In connection with a corporate transaction, such as a merger, acquisition, or sale of assets, subject to confidentiality protections.
5. Data about third parties (property owners and contacts)
Reports may include information about property owners, registered agents, corporate officers, and business contacts. This information is intended for legitimate business-to-business outreach in the commercial roofing industry. You agree not to use this information for: harassment, unsolicited consumer marketing, identity theft, credit decisions, employment decisions, tenant screening, or any purpose regulated by the Fair Credit Reporting Act (FCRA). ScopeHawk is not a consumer reporting agency and reports are not consumer reports under the FCRA.
6. Data retention
We retain account information for as long as your account is active and for a reasonable period after closure to meet legal, accounting, or reporting obligations. Generated reports and lookup history are retained to enable you to revisit prior work. You may request deletion of your account and associated reports by contacting us (see Section 11).
7. Data security
We use industry-standard administrative, technical, and physical safeguards designed to protect information against unauthorized access, alteration, disclosure, or destruction. These include encrypted password storage, encrypted transport (HTTPS), session token authentication, and access controls. No system is perfectly secure, and we cannot guarantee absolute security.
8. Your rights and choices
Depending on your jurisdiction, you may have rights to access, correct, delete, or port your personal information; to opt out of certain processing; and to lodge a complaint with a supervisory authority. To exercise these rights, contact us at the address in Section 11. We will verify your identity before responding.
California residents: Under the California Consumer Privacy Act (CCPA/CPRA), you have the right to know what personal information we collect, to delete it, to correct inaccuracies, and to opt out of any sale or sharing for cross-context behavioral advertising. We do not sell personal information and we do not share it for cross-context behavioral advertising.
9. Children's privacy
The Service is designed for business use and is not directed to children under 16. We do not knowingly collect personal information from children.
10. Changes to this policy
We may update this Privacy Policy from time to time. Material changes will be communicated through the Service or by email. The “Last updated” date at the top reflects the most recent revision.
